Will there be a cleaning fee..?

If you are staying for less than 5 nights then a cleaning fee will be added to your bill. The cleaning fees are as follows:

  • 3 bed - $85
  • 4 bed - $95
  • 5 bed - $105
  • 6 bed - $115

N.B. If you book online then the cleaning fee will not show in your total price but will be added by us.


Can I reserve a specific home... ?

Yes, you can , but there are certain conditions. If we lock down a specific home for you and you do not show up for your vacation, we will then be left with an empty home which could have been used by another guest, or even the Homeowner. For this reason we ask that there be a minimum stay of five nights in a specific home and that you pay the full balance of money due 8 weeks prior to arrival, which is non refundable if you cancel within 8 weeks of arrival.If paying be credit card there will be a 3% convenience fee added to teh total amount. We strongly recommend that you take out travel insurance to protect yourself against cancellation.

How much deposit do we pay... ?

We do not ask for a deposit. We take your credit card details to hold the booking, but do not charge anything to that card. If you have reserved a specific home, then payment is required 8 weeks in advance of arrival, and you should contact us to let us know the method of payment. Please note that payment by credit card will be subject to an extra 3% convenience fee.

Where do we collect our keys... ?

5 days before your arrival, we will contact you with full directions straight to your home along with instructions for access to the house and any alarm codes. We will contact you the following morning at the home to make sure you have settled in OK.

What if we need to cancel ... ?

You must give written notice in the event that you wish to cancel a booking, which will be effective from the date you receive back confirmation of your cancellation. If you cancel your reservation before eight weeks of your arrival date there will be no charge. If you cancel your reservation within eight weeks of your arrival date, there will be no refunds, full payment will be due for any cancellation within eight weeks of your arrival date.

How many people can stay in a home... ?

All of our homes are licensed with the State of Florida and the rules are very strict regarding occupancy, so please note the numbers when making your reservation. All the homes have a sleeper sofa to accommodate 2 people over and above the two per bedroom, so

3 bedroom homes sleep 8 people
4 bedroom homes sleep 10 people
5 bedroom homes sleep 12 people
6 bedroom homes sleep 14 people

Where are the homes located... ?

All of our homes are within a 10-15 minute drive fro Disney World and you can be on Disney property within 5 minutes from some of our homes. We also have the closest homes to Universal Studios which is approx. 20 minutes away."

What do I need to bring with me... ?

Every one of our homes has been very carefully furnished and equipped to ensure that you have a great vacation and have all bed linens, towels, kitchen utensils, including plates, cups, glasses, silverware, pots and pans and baking dishes. The homes also have necessities such as hair dryers, irons, and they are stocked with soap, tissue paper and garbage bags on your arrival. However, these are only initial stocks and replacement of these items are your responsibility.

Is Maid service included... ?

Our homes are rented to you on a "self catering" basis. We clean and inspect every home prior to your arrival. For your convenience and hygiene all the homes have a vacuum, dishwasher, washing machine, dryer, mop, brush and pan for maintaining the property during your stay. You can, if you wish, arrange for a mid stay clean for an extra fee.

Is the kitchen fully equipped... ?

Yes. Every home has all the major appliances such as oven, refrigerator, microwave and stove. We also provide blenders, coffee makers and toasters. All pots and pans are provided and there is a dishwasher to clean up everything at the end of the meal.

Is there a barbecue... ?

Grills are not standard in the homes but you can hire one from us for the duration of your stay at a nominal fee. How many TV's are there... ?

The amount varies between each home but every one has a minimum of two, one in the family room and one in the Master Bedroom. All the homes have a minimum of one VCR or DVD player.

What are the bedding arrangements... ?

Master bedrooms have either a King or Queen bed. Additional rooms may have either a second Queen or Full bed or Twin beds and there will be a Queen sleeper sofa in either the family or living room.

Do we have the use of a phone... ?

All the homes have at least one phone to make and receive calls. Local calls are free and most of our homes have the facility of free long distance and international calls. Please check with us if you are reserving a specific home to see if that property has the facility.

Is the pool purely for our own use... ?

Yes. Every home has it's own private pool with a screen enclosure to keep out unwanted bugs.

Are all the pools heated... ?

No. Whilst the majority of our homes have heated pools you will need to book this facility in advance of your arrival to ensure that you do get a home with a pool heater. This is particularly advisable between October and March. Pool heating is charged at $25 a day plus applicable taxes

Why do I need to pay extra for pool heating when Hotel's don't charge extra... ?

Hotels heat their pools for hundreds of guests at a time so it is just built in to the rate you pay whether you use the pool or not. Your pool is private and for your use only and heating the pool is an expensive thing to do, but well worth it to come home after a hectic day at the Parks and relax in your own private pool.

Can we have pool heat for part of the time... ?

Pool heating is for a minimum of four days because it can take up to 24 hours to bring the temperature up.
